Our per-bedroom model rewards agents who work with serious investors. The better the property, the bigger the check — no caps, no limits.

Fee paid to your licensed brokerage within 14 days of first rent collected. No cap on total referrals. Scales automatically with unit size — refer a 4BR and earn $800 on a single unit.

Flow maintains a high-quality portfolio. Use the framework below to quickly assess whether a property qualifies before submitting a referral.

Eligible

Class A

Age/Condition: Built within last 15 years, no deferred maintenance, updated finishes
Neighborhood: Owner-occupied dominant, low crime, strong schools
Min. rent: $1,400+ per unit

Eligible

Class B

Age/Condition: 15–30 years old, well-maintained, mid-grade finishes
Neighborhood: Stable, moderate crime, functional amenities
Min. rent: $950+ per bedroom

Not Eligible

Class C

30+ years, dated finishes, deferred maintenance. Lower-income, declining neighborhoods.

Not Eligible

Class D

Significant deferred maintenance, systems near end of life. High crime, economically distressed areas.

Identify a qualifying owner

Investor buying a rental, accidental landlord, out-of-state owner, or a listing that isn’t moving. Property should be Class A or B.

Submit referral via Flow’s form

Owner name, contact info, property address, brief note. Your brokerage info is recorded at intake. Takes under 2 minutes.

Flow contacts the owner within 1 business day

Free rental analysis provided. We keep you informed — you’ll know when contact is made and when an agreement is signed.

Management agreement signed & property onboarded

Flow handles placement, leasing, and management. Your relationship with the owner is fully protected.

Referral fee paid to your brokerage

$200/bedroom paid to your licensed brokerage within 14 days of first rent collected. Per KRS 324.020(4).

In writing. When your referred owner decides to sell, Flow calls you first. Your listing stays yours — always.
